Usage 1:

①Dictionary Form of Verb + そうだ/そうです
②イ-Adjective + そうだ/そうです
②ナ-Adjective + だ + そうだ/そうです

Meaning:
It is said that…

Examples of Usage 1:

あめるそうです。
It is said that it’s going to rain.

Voice:

Usage 2:

①Polite Form of Verb (delete the ます in the end)+ そうだ/そうです
②イ-Adjective(delete the い in the end) + そうだ/そうです
③ナ-Adjective + そうだ/そうです

Meaning:
It seems that…/feel like…

Example of Usage 2:

わたしつかれてにそうです。
I’m too tired that I feel like dying.
